Ripple watch — where rent growth spreads next
The property version of "silver runs after gold": when a postcode's rents surge, the cheaper neighbour that hasn't run as hard is historically the next to move, as renters priced out of the hot suburb spill into the affordable one beside it. These are the postcodes sitting next to a suburb that's already surged — still cheaper, starting to climb.
A pattern, not a prediction. This is a historical tendency (the "ripple effect"), not a forecast that any of these will rise. "Pulled by" is an adjacent postcode whose rents jumped 18%+; "next in line" is a cheaper neighbour that hasn't. Adjacency is by postcode proximity — a rough geographic proxy, so sanity-check the map.
